Pricing and Timing

Foundation certification: $425, including the additions certification and first-permanent-location verification when your lender requires them.

Bundled with a Brentwood Inspect home inspection: $275. See Brentwood Inspect’s services.

Travel: included within 35 miles of Providence Forge; beyond that, your exact total is shown before you book.

Delivery: within 24 hours of the visit.

If the foundation doesn’t comply: a re-inspection after repairs is $250, and retrofit engineering (sealed repair plans) is priced per project.

Payment is due when we deliver the certification or deficiency report. Save a card or bank account when you book, choose Klarna, Zip or Afterpay, or pay by cash or check at the visit. Available for homes in Virginia.

What if the foundation doesn’t pass?

Many manufactured homes don’t meet HUD’s permanent foundation standard at the first visit. Dry-stacked piers, soil anchors and vinyl skirting are legal under the rules the home was installed to, and still fall short of what FHA, VA and USDA lenders require.

If yours doesn’t pass, you don’t get a one-line rejection. Within 24 hours you get a letter that says what already complies, what needs an installer, and what needs engineering. If the fix needs a design, we can prepare the sealed repair specification your contractor builds from and your county reviews, quoted separately. When the work is done, we come back for a $250 re-inspection and issue the certification.
