Our Transaction Workflow

Step 1: Scheduling Around Your Deadline

Step 2: On-Site Evaluation

A BSG field inspector visits the property and documents the specific structural concerns. Our Professional Engineer reviews the findings and issues a signed and sealed letter.

Step 3: Clear, Actionable Reporting

Every site visit includes a 1–2 page sealed engineering letter with the conditions, the likely cause, conclusions, and next steps. Buyers, sellers, agents and lenders can act on it. If repairs need to be negotiated or bid, add the full engineering report: prioritized repairs, order of work, cost ranges, and photos. You can order it at booking or after you read the letter.

If a repair needs an engineered design or a re-inspection before closing, we quote it the same day.

Pricing

Real estate evaluations use the same visits and reports as our residential structural evaluations.

Site Visit: $425, including a 1–2 page sealed engineering letter, delivered within 24 hours of the visit. Travel is included within 35 miles of Providence Forge; beyond that, your exact total is shown before you book.

Full Engineering Report (optional): +$375, delivered within 2 business days. Order it when you need a repair scope and cost ranges for negotiation or contractor bids.

If a repair needs an engineered design: sealed repair details for the permit are quoted after the visit and typically run $400 to $600 per repair, for example a cut roof truss or a displaced beam.

Pre-listing consultations are booked the same way. Tell us what you’d like reviewed before the home goes on the market.

Re-inspection after repairs: $250. Available for homes in Virginia.

Why Choose an Independent Engineer?

The “Repair-First” Contractor

Many companies that provide structural “inspections” also perform the repairs. This creates a built-in conflict of interest where they may profit from recommending expensive, sometimes unnecessary, foundation piering or basement systems.
